Wholesale profit is a fee you earned by controlling a contract the end buyer still wants. If MAO and your fee cannot sit in the same sentence, you do not have a deal — you have a listing you do not own.
The wholesale calculator exists to stop the most expensive sentence in this business: 'I'll just squeeze my fee if I have to.' Your fee is the job. The buyer's MAO is the job. The contract price is what is left. Type ARV, repairs, and the percentage your cash buyers actually pay — not the percentage a guru paid in 2019. Seventy percent is a default, not a law. Some buyers work at 65. Some will do 75 on a cosmetic house in a street they already own. Put the real number in.
MAO is ARV × max% − repairs. Contract price is MAO minus your fee. You assign at MAO. Gross profit is the fee if the structure holds. If contract price goes negative, the fee does not fit. Cut the fee, cut the purchase, or walk. Do not invent a second buyer who 'might stretch.'
The sensitivity table moves ARV ten percent down and up. Wholesale dies on the down side more than the up side. If a 5% ARV miss wipes your fee, you are not wholesaling — you are gambling that the first walkthrough loves the house as much as you did from the photos. Price the contract so a small ARV miss still leaves a fee and still leaves the buyer a flip.
Share the summary with a buyer as text. They can see MAO, repairs, and the fee without a login. You do not need a twelve-page PDF to prove you did math. You need a number they can check in sixty seconds while they are in another agent's driveway.
Keep rehab honest. Inflating ARV and shrinking repairs to manufacture a fee is how you burn a buyers list. One ugly walkthrough and they stop taking your texts. This calculator will let you enter fantasy numbers. It will not save your reputation.
If you are also the one who might flip it, run the same property through Fix & Flip. Sometimes the fee is smaller than the profit you would keep by performing. Sometimes the fee is the only sane exit. Know which day it is before you write the contract.

MAO = ARV × Max% − Repairs Contract = MAO − Fee
Assignment price is the MAO you take the buyer to. Sensitivity rebuilds MAO at each ARV shift.
How people blow the result
- Using 70% on a buyer who has told you they buy at 65.
- Setting fee first and backing into a purchase the market will not support.
- Ignoring the −10% ARV row because 'comps are tight.'
FAQ
Is assignment price the same as MAO?
Yes in this model. You contract lower by your fee and assign at the buyer's max offer.
Can I model a double close?
Use the same MAO math, then add extra closing cost on your flip or lender calculator. The wholesale screen is the fee structure.
Why is contract price negative?
Your fee is larger than the spread between MAO and a $0 purchase. The deal cannot carry that fee.
